GENERAL HOME INSPECTION

A thorough, head-to-toe evaluation of your home — so you know exactly what you're buying.

What Is a General Home Inspection?

A general home inspection is the most comprehensive evaluation a property can receive. Before you invest hundreds of thousands of dollars in a home, it only makes sense to know precisely what condition that home is in — from the roof above to the foundation below. At Home Check Inspector, we perform thorough, unbiased assessments of every accessible system and component of the property, giving you the clarity and confidence you deserve before you sign on the dotted line.

Our licensed inspectors follow Florida-specific standards of practice and examine the home as a complete, interconnected system. We don't just check boxes — we evaluate how each component relates to the others, identify safety concerns, flag deferred maintenance, and explain everything in plain language so you can make a fully informed decision.

Why a General Home Inspection Matters in Florida

Florida presents a unique set of challenges for homeowners and buyers that you simply don't face in most other states. The combination of intense heat, extreme humidity, heavy seasonal rains, and the very real threat of hurricanes creates an environment where homes age faster and problems compound more quickly than in drier, milder climates.

Many of the homes in Lakeland, Winter Haven, Polk County, and surrounding Central Florida communities were built during the housing booms of the 1960s through the 1990s. That means aging electrical panels that may no longer meet code, original plumbing materials like galvanized steel that have long passed their service life, and HVAC systems working overtime in a climate where air conditioning isn't a luxury — it's a necessity 365 days a year.

Florida's humidity also creates a persistent risk of mold growth inside wall cavities, attic spaces, and anywhere moisture intrudes unchecked. Wood-destroying organisms, including termites and wood-boring beetles, are endemic to the region. Without a professional inspection, these costly problems can remain completely hidden until long after closing. Our inspectors know exactly where to look because they've seen it all — in Florida homes specifically.

What Does a Home Inspection Cover?

A Home Check Inspector general inspection covers all major accessible systems and components of the home. We physically access the attic, inspect the roof from ground level or the roof surface itself when safe to do so, operate every switch and outlet we can reach, run water in every fixture, and document everything with clear photographs included in your report.

We evaluate the roof covering, flashing, gutters, and downspouts for signs of wear, improper installation, or active leaking. Inside the attic, we look at the insulation levels, ventilation, framing, and any signs of water intrusion or pest activity. We test every aspect of the HVAC system, including the furnace or heat pump, air conditioning unit, air handler, ductwork, and thermostats — noting the approximate age of equipment and whether it's operating within normal parameters.

The plumbing system is evaluated from water supply entry to all fixtures, including the water heater. We look for leaks, improper pipe materials, inadequate water pressure, and drainage issues. The electrical system review includes the main service panel, breaker labeling, grounding, GFCI and AFCI protection where required, visible wiring, and a representative sampling of outlets and fixtures throughout the home.

Structurally, we assess the foundation, visible framing where accessible, floor systems, and any visible signs of settlement or movement. On the exterior, we evaluate the siding, trim, caulking, grading and drainage around the foundation, driveway, walkways, fencing, and any attached structures. Every room in the home is walked through with an eye toward ceiling staining, wall cracks, floor levelness, window and door operation, and the overall condition of finishes.

What to Expect on Inspection Day

We encourage buyers to attend the inspection whenever possible. Being present gives you the opportunity to see issues firsthand, ask questions in real time, and get a genuine feel for the home beyond what any report can convey. Our inspectors are teachers as much as they are evaluators — we want you to leave the inspection understanding your home.

A typical inspection for an average-sized home takes two to three hours. Larger homes, older homes, or properties with pools, guest houses, or other additional structures will take longer. After the inspection, you'll receive your full written report — complete with photos, prioritized findings, and clear descriptions — typically within 24 hours.

Frequently Asked Questions

How long does a general home inspection take in Florida?

Most standard single-family homes in Central Florida take between two and three hours to inspect thoroughly. Older homes, larger square footage, homes with pools, detached structures, or significant deferred maintenance may take three to four hours or more. We never rush an inspection to fit a schedule — the goal is a complete and accurate assessment.

Should I be present during the home inspection?

We strongly encourage buyers to attend their inspection. Being there in person lets you see deficiencies firsthand, understand the scope of any issues, and ask questions directly. It also helps you learn how the home's systems operate — where the main water shutoff is, how to access the electrical panel, which breakers control which areas. If you absolutely cannot attend, our detailed photo report will still give you a comprehensive picture of the home's condition.

When will I receive my inspection report?

Your full written report is typically delivered within 24 hours of the inspection — often the same evening. The report is delivered digitally and includes photographs of all findings, clear descriptions written in plain language, and findings organized by system and priority level. You'll have everything you need to negotiate repairs or make an informed purchase decision quickly.

Does a home inspection mean the home passes or fails?

No — a home inspection is not a pass/fail evaluation. It is an objective assessment of the current condition of the home's systems and components. Every home, regardless of age or price, will have some findings. The inspection report helps you understand what those findings mean, how significant they are, and what action — if any — is appropriate. The decision of whether to proceed with the purchase, request repairs, or negotiate a price adjustment is always yours to make.

What are the most common problems found in Florida home inspections?

In Central Florida, the most frequently encountered issues include aging or improperly installed roofing, moisture intrusion and mold in attic spaces, HVAC systems that are past their service life or poorly maintained, outdated electrical panels (such as Federal Pacific or Zinsco breakers), galvanized steel plumbing that has corroded from the inside, improper grading that directs water toward the foundation, and evidence of wood-destroying organism damage or prior termite treatment. Our inspectors are highly familiar with these regional concerns and know where to look.
